(San Diego, CA) The Shayan House project – whose namesake is borrowed from the newest addition to
the Nakhshab family – has been a labor of love from the start: what began as a vacant canyon lot that
most believed un-buildable, has become a bustling construction site where NDD’s vision for the perfect
family home is quickly coming to fruition. The 2,859 gross square foot house, which was designed
and engineered by NDD, is composed of two levels. The main level of the home boasts a gourmet
kitchen, guest suite, and a living room with a soaring ceiling and picturesque floor to ceiling windows
that perfectly frame the magnificent views of the San Diego skyline. The lower level is all about family
entertaining: a large family room and patio area, 2 guest suites, an expansive master suite and a home
theater that would surely make any child never want to leave Grandma and Grandpa’s.

Not only is NDD responsible for the design of this modern family home, they are now responsible for
building it. From the beginning, partners Sasan, Soheil and Nima Nakhshab knew their project would be
a “green” home. NDD strives to utilize green practices in all of its projects, and their own home would
certainly be no exception. Since the home was designed to be large enough to keep up with a growing
family, the need for energy efficient solutions was of the utmost importance. The home was designed
to be 43% more efficient than California standards and is now on its way to becoming a LEED for Homes
Gold project through the use of green building techniques and materials. The house will be fitted with
photovoltaic panels, Energy Star appliances and light fixtures, low flow plumbing fixtures and will use
cross ventilation and the highest quality insulation in leau of installing an air conditioning system. The
solar panel system to be installed on the cool roof qualified for the NSHP rebate for solar systems which
includes $2.50/watt from the state of California and a 30% federal tax credit. Please contact Greenwise

Today, the construction crew is moving at what appears to be lighting speed. The project broke ground
in February and the home is already framed and dry walled. The pace will likely slow down over the
next few months as the crew begins to pay careful attention to all the finish details. NDD hopes to
complete the project by early November and plans to host an open house to debut their newest labor of
